IPMC 7.702.1 General Fire Safety Requirements / Means of Egress
A safe, continuous and unobstructed path of travel shall be provided from any point in a building or structure to the public way. Means of egress shall comply with the International Fire Code. The amount of tires at this location makes it a health and safety hazard as well as a fire hazard. The current condition of the doors and windows at this location would make it difficult for the occupant to exit the structure in case of an emergency.
IPMC 3.304.2 Protective Treatment General Requirements / Exterior Structure
The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare. All exterior surfaces, including but not limited to, doors, door and window frames, cornices, porches, trim, balconies, decks and fences, shall be maintained in good condition. Exterior wood surfaces, other than decay-resistant woods, shall be protected from the elements and decay by painting or other protective covering or treatment. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted. All siding and masonry joints, as well as those between the building envelope and the perimeter of windows, doors and skylights, shall be maintained weather resistant and water tight. All metal surfaces subject to rust or corrosion shall be coated to inhibit such rust and corrosion, and all surfaces with rust or corrosion shall be stabilized and coated to inhibit future rust and corrosion. Oxidation stains shall be removed from exterior surfaces. Surfaces designed for stabilization by oxidation are exempt from this requirement. There are areas of a structure at this location that lacks and/or has insufficient protective treatment including, but not limited to, areas of peeling/flaking/chipping paint.
IPMC 3.304.13.1 Glazing General Requirements / Exterior Structure / Window, Skylight & Door Frames
The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare. Every window, skylight, door and frame shall be kept in sound condition, good repair and weather tight. All glazing materials shall be maintained free from cracks and holes. During a recent inspection, it was observed that there is no glass in the front door window and it is boarded up. The windows of the house are broken and boarded up. Glazing materials shall be maintained free from cracks and holes.
IPMC 3.308.1 Accumulation of Rubbish or Garbage General Requirements / Rubbish & Garbage
All exterior property and premises, and the interior of every structure, shall be free from any accumulation of rubbish or garbage. There is an accumulation of rubbish/garbage outdoors on the property.
BGKY C27 27.4.03.a. a Unlicensed/Inoperable Motor Vehicle Property Code / Amendments to Property Maintenance Code / Motor Vehicles / Unlicensed/Inoperable Motor Vehicle
No junk motor vehicle shall be parked, kept or stored on any private premises longer than three (3) calendar days unless contained within an enclosed building. “Junk Motor Vehicle” is any inoperable motor vehicle, whether repairable or not, not displaying a current valid license plate, and/or which is wrecked, partially or totally dismantled, or cannot otherwise be safely or legally operated on a public roadway. There is an unlicensed and/or inoperable vehicle on the premises. Please repair/remove any and all inoperable/unlicensed vehicles from the premises.
BGKY C27 27.5.03 Duty of Maintenance of Private Property Property Code / Nuisances
It shall be unlawful to place, leave, deposit or keep discarded and/or dilapidated items or objects, trash, garbage, junk and/or rubbish on any private property in the City. Such discarded and/or dilapidated items or objects, trash, garbage, junk and/or rubbish are declared to be a public nuisance. No person owning, leasing, occupying or having charge of any property or premises shall maintain or keep any nuisance thereon, nor shall any such person keep or maintain such property or premises in a manner which could cause a substantial reduction in the value of the other property in the area in which such property or premises are located. There are numerous code violations at this location, both structural and non-structural. Code Compliance officer has made multiple attempts to provide contractor information to the property owner in order to get the property cleaned up and cleared of the code violations.
There is a tire/tires located outdoors on the property. Please remove. (Also note that Scott Waste will not pick up tires, they must be taken to an approved tire recycler.) There is a large number of tires outside on this property. The amount of tires makes it a health and safety hazard as well as a fire hazard.
