IPMC 704.6 Single and Multiple Station Smoke Alarms Fire Safety Requirements / Fire Protection Systems
Single- and multiple-station smoke alarms shall be installed in existing Group I-1 and R occupancies in accordance with Sections 704.6.1 through 704.6.3. There are no working smoke detectors installed in the following required location(s): first bedroom in the hallway (on the right), and in the hallway outside of all the bedrooms.
IPMC 3.304.2 Protective Treatment General Requirements / Exterior Structure
The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare. All exterior surfaces, including but not limited to, doors, door and window frames, cornices, porches, trim, balconies, decks and fences, shall be maintained in good condition. Exterior wood surfaces, other than decay-resistant woods, shall be protected from the elements and decay by painting or other protective covering or treatment. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted. All siding and masonry joints, as well as those between the building envelope and the perimeter of windows, doors and skylights, shall be maintained weather resistant and water tight. All metal surfaces subject to rust or corrosion shall be coated to inhibit such rust and corrosion, and all surfaces with rust or corrosion shall be stabilized and coated to inhibit future rust and corrosion. Oxidation stains shall be removed from exterior surfaces. Surfaces designed for stabilization by oxidation are exempt from this requirement. There are areas of a structure at this location that lacks and/or has insufficient protective treatment including, but not limited to, areas of peeling/flaking/chipping paint. IPMC 3.304.7 Roofs and Drainage General Requirements / Exterior Structure
The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare. The roof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains, gutters and downspouts shall be maintained in good repair and free from obstructions. Roof water shall not be discharged in a manner that creates a public nuisance. Roof drains, gutters or downspouts on a structure at this location do not appear to be free of obstructions as there is foliage growing out of them. Please repair, replace or remove.
IPMC 3.304.10 Stairways, Decks, Porches & Balconies General Requirements / Exterior Structure
The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare. Every exterior stairway, deck, porch and balcony, and all appurtenances attached thereto, shall be maintained structurally sound, in good repair, with proper anchorage and capable of supporting the imposed loads. The porch/deck is not maintained or appearing to be structurally sound or in good repair. It also does not appear to have proper anchorage or to be capable of supporting imposed loads. Please obtain proper permits (if needed) to ensure proper construction of porch.
IPMC 3.305.3 Interior surfaces General Requirements / Interior Structure
All interior surfaces, including windows and doors, shall be maintained in good, clean and sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired, removed or covered. Cracked or loose plaster, decayed wood and other defective surface conditions shall be corrected. There is a hole in the wall in the bathroom that has caused exposed plumbing and fixtures. Please repair.
IPMC 3.308.1 Accumulation of Rubbish or Garbage General Requirements / Rubbish & Garbage
All exterior property and premises, and the interior of every structure, shall be free from any accumulation of rubbish or garbage. There is an accumulation of rubbish/garbage outdoors on the property.
BGKY C27 27.4.09 Heat Supply Mechanical & Electrical Requirements / Heating Facilities
Section 602.3 of the International Property Maintenance Code is amended to designate the period from October 15 through April 30 as the appropriate time period requiring heat supply by every owner and operator of any building who rents, leases or lets one or more dwelling units or sleeping units. The heating system in this dwelling is not functioning or is inadequate to maintain the required temperature. The heat system is working, but is blowing air that is not to the full temperature that the unit is set to, and therefore, it is not functioning to its full extent and will need repair.
